Since 1 January 2021, the NZE-unit or near-zero energy house has been the standard for new construction in Flanders.

In order to be classified as a NZE-benecent home, many standards must be met. The guidelines relate, among other things, to the E-level or energy performance level of the home, the availability of renewable energy sources and the S-level or shield level: the energy efficiency of the so-called building envelope, which consists of the outer walls, the roof and the floor of the home. NZE-compliant dwellings consume little energy for heating, ventilation and cooling. The energy that is still required is generated with the help of green systems and renewable energy sources such as a solar boiler or solar panels. Thus, the perfect NZE-home is almost completely self-sufficient in energy. And that is not only good news for the environment, it is also interesting for you as a buyer. We list the five most important advantages.

A LOWER ENERGY BILL

A NZE-home is largely self-sufficient in energy. The energy from renewable energy sources such as solar boilers or solar panels is used to generate electricity and to control heating and hot water. In addition, because a NZE-home is extra well insulated, it requires less energy to heat. This is good news for our environment and for your energy bill.

REAL ESTATE TAX REDUCTION

Buyers of a NZE-home benefit from an interesting discount of 50 to 100% on the property tax for five years. For an E-level of up to E30, you can count on a 50% discount. For homes with an E-level of E20 or less, the discount even rises to 100% – and for five years.

 

AN ATTRACTIVE LOAN

The popularity of NZE-houses is on the rise. Financial institutions and banks are responding by offering a NZE-credit in many cases: a credit which allows you to benefit from a lower interest rate thanks to a 0.25% discount on the interest rate – especially for the purchase of a near-zero energy home.

 

MORE COMFORT

The strict insulation standards for NZE-houses do not only have an effect on the climate in the home. A well-insulated house is also much less noisy: ambient noise and noises in the house are optimally muffled. In addition, the ventilation system ensures a flow of fresh, filtered air – for better indoor air quality.
